Notes on using the number.
- How accurate is the estimate?
- Planning-grade. Think of it as a range you'd put in front of a board to frame expectations — not a proposal number. Real quotes depend on access, probe findings, landmark status, and subcontractor market conditions at bid time.
- What counts as 'heavy' scope?
- Ornamental terracotta replacement, cornice rebuilding, cast iron storefront repair, full waterproofing re-do, and extensive façade rebuilds. If the probe report has more than three or four major repair categories, you're likely in heavy territory.
- What's driving the scaffold cost?
- Sidewalk-shed duration is usually the single largest controllable cost on a FISP job. Every month the shed stays up is billable — so sequencing the scope to get down sooner saves real money.
- Does this include consultant fees?
- Yes — the output range includes a rough allowance for the Qualified Exterior Wall Inspector (QEWI), filings, and expediting. Your engineer's rate can vary; ask for a proposal before you commit.
- What scope is not included?
- Interior work, roof replacement (unless triggered by parapet scope), window replacement, and any DOB-required structural filings beyond the façade itself. Those are usually priced separately.
